Coachella Valley Music & Arts Fair.


Tickets go on sale Friday at 10 a.m. for the 2012 edition of the Coachella Valley Music & Arts Fair. To be held on two consecutive weekends in April, this year's festival will be headlined by Radiohead, Black Keys and West Coast rap pioneers Dr. Dre and Snoop Dogg. But you shouldn't wait until Friday to create your ticket-buying account, because it will be too late by then (see end of this article for details). For More Info, click HERE

There are three primary ticket options, all of which will be available from the Coachella Web site:
  1. $285 (plus shipping and service charges) for a General Admission festival pass, which includes entrance into the venue, parking lots & camping areas;
  2. $335 (plus shipping and service charges) for a General Admission/Shuttle Pass combination, which includes a Shuttle pass to/from the Indian Wells Tennis Garden. Combination pass-buyers will be able to change shuttle lines at a later date and will be contacted via email.
  3. $665 (plus shipping and service charges) for a VIP festival pass, which allows access to the main VIP area, located next to the main stage, with shaded areas, picnic tables, couches, extra restrooms, food & beverage vendors and a full cash bar. A second VIP area is next to the Sahara tent in the Rose Garden, and includes seating, extra restrooms, food & beverage vendors, full cash bar, a "spectacular" view and thousands of roses.

While tickets go on sale Friday -- following a one-week sales period last June, before any of this year's performers were announced -- the producers of Coachella are urging ticket-buyers to set up a festival account in advance on the event's web site. "You will want to set up your account by Thursday, January 12th, as you will not be able to enter the purchasing site until the on sale begins Friday morning." Last year's three-day, one-weekend festival sold out in a record six days. Will this year's edition, which will be held over two weekends with the same lineup both weekends, also sell-out? What is the Home Affordable Refinance Program (HARP)?
Announced in March 2009, HARP is a federal government program designed to help 5 million underwater or near-underwater homeowners refinance into a fixed loan with a lower monthly payment. However, as of Aug. 31, only 894,000 borrowers have refinanced through HARP. On Oct. 24, 2011, President Obama announced an overhaul to the HARP program with the intent of reaching more underwater homeowners. The expanded HARP program - also referred to as HARP 2.0 - will take effect on December 1, 2011 for borrowers with a loan-to-value ratio of less than 125 percent and in the first quarter of 2012 for borrowers with a loan-to-value ratio of greater than 125 percent.

Why didn't the original version of the HARP program work?
The original version of HARP had many roadblocks that made it difficult for homeowners to refinance. For example, the program only assisted those with mortgages with a loan-to-value ratio between 80 percent and 125 percent, but in many hard-hit housing markets across the country, homes have lost more than 50 percent in value making those homeowners ineligible for the program. Read more about why so few homeowners have been helped by the program.

How will the HARP program change?
  1. No underwater limits
  2. Borrowers will now be able to refinance regardless of how far their homes have fallen in value. Previous loan-to-value limits were set at 125%.
  3. Eliminating appraisals and underwriting
  4. Most homeowners will not have to get an appraisal or have their loan underwritten, making their refinance process smoother and faster.
  5. Modified fees
  6. Certain risk-based fees for borrowers who refi into shorter-term loans will either be eliminated or modified.
  7. Extended deadline
  8. The end date to get a HARP refinance has been extended to Dec. 31, 2013.

To be eligible for the HARP program, your mortgage must be held as an GSE (Govt Sponsored Enterprise) in other words held by either FannieMae OR Freddie Mac. To "look up" your mortgage, check FannieMae. If you can't find your mortgage there, check FreddieMac.
